Beverley’s first Grade A offices are now available to let, offering the town’s best workplace location and views.
Armstrong House, which is just a stone’s throw from the magnificent Beverley Minster, boasts 10,440 sq ft of prestigious office space, ideal for single occupancy or in a range of suites as required. The Category A fit-out commences this week, with the offices available for occupation from June.
The offices are the latest element of the £120m Flemingate retail, leisure and commercial development to be delivered by Hull-based regeneration leader Wykeland Group.
And Wykeland Estates Surveyor John Gouldthorp said Armstrong House offered an unrivalled opportunity for businesses within Beverley, or those looking for a presence in the town.
He said: “These are the first Grade A offices available in Beverley. As part of the Flemingate development, they are purpose-built to the highest modern standards, including energy-efficiency and accessibility.
“The location is great, with on-site parking and shops, cafes and restaurants all around. Everything is on the doorstep.
“It also has superb views of the Minster and of an attractive grassed and paved area of public realm which is a lovely place for workers, shoppers, students and visitors to gather.”
The spacious, open-plan offices benefit from comfort cooling and daylight dimming lighting, as well as shower facilities and 16 dedicated parking spaces, in addition to contract parking available in the 500-space, multi-storey car park within the Flemingate development.
Nick Pearce, Director of letting agent PPH Commercial, said: “For many years Beverley has been short of quality office accommodation and Armstrong House, within the Flemingate development, will provide the first Grade A office space in the town, which we are sure will be let quickly.
“It offers top-quality space with parking, as well as being close to the railway station with stunning views of the Minster. In all, it’s a fantastic opportunity for office users.”
Armstrong House offers 6,340 sq ft of first-floor space and 4,100 sq ft of second-floor space, which can be divided to suit requirements. A reception is based on the ground floor with units either side earmarked for restaurant operators.
Tim Powell, Partner of letting agent Scotts Property, said: “The recently-completed offices at Armstrong House have an unrivalled specification, including comfort-cooled, uninterrupted, open-plan accommodation very close to the heart of Beverley.
“The occupiers will benefit from a range of eateries, shops and entertainment within the new Flemingate development, with great transport links and dedicated car parking.”
Armstrong House’s name harks back to the well-known Beverley company Armstrong Shock Absorbers, which had a factory in Eastgate in the town from 1917 to 1981, employing hundreds of workers.
The offices will be available for occupancy from June, following a high-quality fit-out by Hull-based office refurbishment and fit-out specialist Chameleon Business Interiors and mechanical and electrical works by Neville Tucker.
Flemingate is located just 300 metres east of the town centre, with excellent public transport links from nearby towns and cities and good road links with York, Hull and Leeds. The development is just two minutes’ walk from Beverley rail station.
The 16-acre Flemingate development – Beverley’s largest-ever regeneration scheme – includes big-name brands such as Debenhams and H&M and is also home to the East Riding College campus, an 80-bed Premier Inn hotel and six-screen digital cinema, Parkway. Flemingate’s development of 130 homes is already completed.
